To get into private school, have 1,500. Buy a nice outdoor fountain or sculpture. After showing the outdoors (standing next to the deco and a tree/shrubs/plants) and getting your 10-15 points, sell it back and buy a nice painting. Show the headmaster the room with the light on, right next to the painting. Get your 10-15 points, then move the painting to the next room (or sell it back and get another nice painting) and show that room. You only need show 2 or 3 rooms inside to max your tour points (40-45 usually). Buy the buffet and serve. (Stop the interaction just after the turkey is visible.) Have a sim get a plate, but stop the interaction as soon as they get it to the table. (So the headmaster has a plate.) Then invite the headmaster to eat. You should have enough points to get into private school when done eating. If not, just schmooze a bit (hopefully with an outgoing sim that has some charisma points). You can get anyone into private school on the first day. (Of course, some sims can cook a turkey or salmon dinner.) Note: Even a small bath can get good points with a nice painting. Keep getting a plate of turkey and cancelling the interaction until the buffet plate is empty; then, put the food into inventory (University) or into the fridge as leftovers (Seasons).
I think Brandi's room has her husband's ghost - it always gets a poor rating.
I gave the headmaster a comfortable chair.
When I move in a family, I look at all the wants, lock in the high want, and try to fulfill the easiest want right away. Sims often want a bookcase first, so I buy that. Then the wants will all roll (except the one that's locked) and they will usually want: fridge, toilet, and shower/tub. Sometimes they only want one or two, so I buy what they want and let the wants spin again. When the other wants drop in next, I buy those. Buying the beds after midnight allows you to sell them back for full value, so a stove and counter and chess set can be used during the day and sold back before midnight. I do this until they have enough money to actually keep everything they need.
The little girl couldn't wait for bed time, she needed a nap during the day; so you see one bed for her and another for one dog. I buy only what's needed at the time and sell it back right away to buy something else they need.
